"How do I get an estimate?"
Call or email us! We can get an estimate to you fairly quickly, and base it off our standard specs and any other items you'd like included. This is the first step in determining how well a particular plan or set of features fits in your budget. We'd then want to discuss the options in greater detail to get a firm quote.
"How do I get a quote?"
Once the print and finish details are finalized we submit the prints and specs to several vendors and subcontractors. We project other costs by comparable homes, recent builds, and other methods. Once all those are calculated, we furnish a quote with a full set of specifications.
"Do you have floor plans we can see?"
We have several plans on file. We are currently working on an online portfolio. For now, please email us (pennbuilders@hometel.com) to discuss any plans that fit your criteria.
"Will you make a floor plan?"
We can easily use or lightly modify one of our own existing plans for you with our software program, and generally don't charge for that. Due to time constraints (we all work on site too!) and other factors, substantial modifications or designs "from scratch" will be considered on a case-by-case basis. We do charge for custom print work; our costs are usually lower than purchasing or modifying plans found online, and the cost would be credited back to you on signing a contract to build the home.
If you plan to hire an architect or drafter, feel free to consult with us beforehand to discuss an expected building price, home features or other practical items.
"Can I bring you my own plans?"
Yes, we'll be happy to quote and use any existing plans you bring to us. Please note that we cannot modify plans from outside sources.
"What is your price per square foot?"
We get asked this question a lot! Truth is, we don't have a flat square foot price, and bid every home individually. You're much better off to consider the features as "per item". There's simply too many variables and selections that go into the overall cost of the home to quote at a square foot price.
We also do a turn-key operation - meaning all applicable permits, utility tap fees (from curb), and subdivision requirements (sod, mailbox, etc) are included in our quotes. Those items can vary greatly by location, and we factor them into the price of building.
"Do you have lots or properties in inventory?"
Since the majority of our work is custom builds, we don't usually hold properties in inventory. We're happy to assist you with procuring available lots in any development.
